Philly house for sale: Tudor townhouse in East Falls for $365,000

The perennial garden of the East Falls house was just right for Diane Howell: Attractive but still with lots of chances for improvement over the years. And she liked the small deck where she could watch street traffic below.

Howell, an attorney for the U.S. Department of Health and Human Services, grew up in the Wynnefield section of Philadelphia and bought the two-bedroom, one-bath house in 2005.

"I knew people in East Falls. and they really raved about it," she said. "There was a great sense of community." Plus it was pet-friendly, and she had a dog at the time.

But in 2023, Howell wants a single-story home and for now will be renting an apartment in Bala Cynwyd.

The 960-square-foot house, built in 1941, is on a tree-lined street on a block certified as historical for its Tudor-style architecture.

The basement has a barn door, washer/dryer purchased in 2019, built-in shelving for storage, and an outside entrance to the one-car garage.

There is a whole-house water filter, and the roof was recoated last year.

The house is close to the Schuylkill River, transportation to Center City including Regional Rail, and the restaurants and shops of East Falls.
